**Property Description:** This exclusive single-family home is located in a beautiful and quiet suburban area of the district and university town of Homburg on a plot of approximately 950 m², oriented to the southwest and close to the forest. The nearest motorway connection is about 2 km away, and the city center is approximately 3 km away. The family-friendly residence offers plenty of space, suitable even for a family with 3 to 4 children, and was built in 2000 as an energy-efficient wooden frame house. It has been continuously modernized and equipped with numerous technical details. The 1 and 1/2 storey house with a knee wall, gabled roof, and tiled coverage offers about 187 m² of living space on 2 light-filled levels, distributed across a kitchen, utility room, a large bright living-dining room, a study, 4 bedrooms, 2 bathrooms, and a guest WC. In addition, the basement has been developed into a guest or junior apartment with a shower room, daylight, and an additional separate entrance; the usable area of this apartment is approximately 31 m². The house impresses with a successful layout with generously sized, light-filled rooms, high-quality fittings, and meticulously thought-out building technology. Heating is provided by a gas central heating system with condensing technology. A new Vaillant condensing boiler was installed in August 2025, and a solar system has also been installed for hot water preparation. Furthermore, the house is equipped with an electronically controlled ventilation and exhaust system with heat recovery, made by Vallox, which was renewed in around 2020. It includes preheating of fresh air via an approximately 30 m long stainless steel pipe laid about 1 m deep in the ground (geothermal energy). In 2008, a photovoltaic system for feeding into the public grid was installed on the entire southern side of the gabled roof; the feed-in remuneration currently amounts to approximately 314 euros/month. Additionally, there are 2 balcony power plants on the roof of the double garage. For toilet flushing and garden irrigation, there is a rainwater cistern with a capacity of 12 m³, connected to a house waterworks. The windows are insulated white plastic windows, mostly floor-to-ceiling, lockable, and equipped with internal grilles; on the upper floor, they have French balconies. The plastic roller shutters are electrically controllable and programmable. The floors are tiled in the entrance, kitchen, utility room, and bathrooms, while maple parquet is laid in the living and sleeping areas. On the left side, there is an approx. 49 m² double garage, which offers plenty of space for garden tools, bicycles, tires, and tools; it is equipped with an electric gate drive and provides the additional possibility of entering the house without walking through the rain.
