Villa 14 rooms in Homburg

In a sought-after suburban location, near the forest, with good transport links and short distances to the city center, stands this unique period villa on a approximately 2100 m² park-like plot. The well-maintained, light-filled villa with historic charm was built in 1908 and renovated starting from the late 80s; the last extensive modernization took place between 2021 and 2023. The fully basement property with 2 1/2 stories, hipped roof, clay roof tiles, and an expanded attic offers a total living space of approximately 380 m² spread over 3 residential levels, consisting of a total of 13 generously sized rooms, 2 fully equipped kitchens, and 4 bathrooms. A approximately 25 m² southwest balcony offers an incomparable view. Numerous historical stylistic elements such as sandstone frames, arches, segment arch windows, and ceiling heights between 3.20 and 3.85 m emphasize the charm of this special property. The generously proportioned rooms are bright and flooded with light due to large window areas. The windows are harmoniously matched wooden windows painted white with insulating glazing and glass-dividing bars, partially featuring the original wooden double/casement windows at the back. The flooring is predominantly real wood parquet (oak country house boards with lacquered approximately 12 cm high wood profile moldings), which was newly laid in 2022/2023; only in the luxuriously converted studio apartment in the attic is a high-quality laminate floor in wood look laid. The interior doors are white painted wooden doors, mostly new white painted panel doors. The wooden stairs have been lovingly refurbished with attractive white painted wooden railings. Heating and hot water preparation are provided by a gas central heating system. The property is predominantly laid out as a lawn area with ornamental shrubs and old trees, partially designed as a kitchen garden; a large garden house with a storage shed is also available. For vehicles, there are 4 garages built on the side with direct access to the main house, in addition to 4 parking spaces.
